Local Authority Planning Departments assess certain building works dependant on size, aesthetics and location etc. Planning applications may be granted with possible conditions or rejected if the proposed plans do not comply with planning regulationsIt usually takes 6-8 weeks to get approval, this may be extended if there are certain changes to be made by the respective planning officer
▶︎ Do I need planning permission?
Our architect will assess the feasibility of your project and advise you which planning procedure to use. Building Control approval? Unless you are building a conservatory, porch or detached building under 30m2 building control will be required.Your architect will provide this service either through local authority or approved inspectors.
▶︎ What are permitted development rights?
Permitted development covers various types of building works. In certain instances, planning permission is not always required, there are development rules and regulations to comply with but our architect will advise you during the initial design meeting.

▶︎ Will I need to do anything for the planning application?
No.
‘Our architect will submit and process the application electronically on your behalf. We will advise you when written permission has been granted and you may then instruct us to carry out the work.
